ManhattanWest Redefines Condominium Living In Las Vegas: Residences Will Save You Time, Enrich Your Social Life and Make You Healthier.

$350 Million Community Will Feature One-Of-A-Kind Innovations: ManhattanMD™, ManhattanTransfer™, ManhattanExpress, Diva/M-Series Residences, Union Square Shops, Guest Units and Neighborhood Coffee House/Wine Bar.

At a time when most developers have been focused on building glass towers to attract new home buyers, Gemstone Development (the same team that recently developed and launched the successful Manhattan Condominium project on Las Vegasí South Strip), has instead looked to build a new residential community based on innovation, quality of life, value, and a sense of social connection. Featuring 700 condominiums on 20 acres, 50,000 square feet of upscale shops and restaurants, and 150,000 square feet of office space, the new $350 million dollar mixed-use development will begin public sales on April 21, 2007. Groundbreaking is scheduled for 2nd Quarter 2007, with the completion of the first phase planned for mid-2008.

Time. Social. Health. Those three concepts are the key to what makes ManhattanWest unique. The entire project is built on a philosophy of encouraging a more balanced lifestyle and providing an environment in which amenities go far beyond the norm. "We have spent three years designing ManhattanWest, setting as our standard a requirement that we deliver something that was accessibly priced, as well as delivered services and lifestyle far beyond anything we or anyone else has offered in Las Vegas," said Gemstone Development CEO Alexander Edelstein. "Our innovative features, such as our ManhattanTransfer™ errand service and ManhattanMD™ medical services, redefine what a condominium project can do to improve the quality of life of its residents."

While all homes will include top-shelf features and amenities, it's ManhattanWest's entirely new set of community and resident amenities that will set the development apart.

  • ManhattanTransfer - This service at ManhattanWest will take the idea of a concierge and enhance it into a full-blown errand service. From helping with groceries to walking residents' dogs to coordinating the cleaning of their homes, the service provided at ManhattanWest will be unsurpassed.
  • MahattanExpress - From a ride to the airport to an evening on the Strip, a premium shuttle service will be exclusively available for ManhattanWest residents.
  • ManhattanMD - An onsite physician will be just one of the ways that ManhattanWest will keep their residents healthy. A medical practice will be based at ManhattanWest's Union Square offices, and will be dedicated to serving the ManhattanWest residents with priority appointments and personalized care.

The Social element is one of the most important features of the community, and ManhattanWest is being designed to feature common areas that will become gathering places for the residents. At the heart of the community will be the flagship building, Element House, a nine-story tower that will offer 74 upscale residences for those wanting to be in the center of it all. Element House will also be home to the community's two floors of clubhouse, featuring a fitness center overlooking a resort-style pool, and sweeping views of the entire Las Vegas Valley from the ninth floor lounge and roof deck. Regardless of where you live in the community, the Element House is designed to draw the residents together with the hope of developing a sense of social connectivity that has been lost in urban sprawl.

Another unique feature will be specially designed units for women and men. Known as the Diva and M-Series, these residences feature upgrades and amenities that fit the lifestyle of these distinct buying groups.

Diva Series — Designed By Women For Women — The Diva Series enhances ManhattanWest's standard residence with the following additional benefits:

• iPod speaker dock.

Ceiling-Mounted HDTV Projector:
• Ceiling mounted unit will deliver an eight to ten foot picture.
Built-In, Stocked Wet Bar:
• A stylish wood-crafted wet bar loaded with glassware, and complimentary cases of fine wine.

• For the man that doesn't have time to empty the dishwasher, dual dishdrawer means getting two dishwashers at once. Simply take clean dishes out of the clean one, and put dirty dishes in the dirty one. Then swap.
Pre-installed Surround Sound Speaker System:
• Living room with a pre-installed rear and center surround speakers. Bedroom pre-wired for the same system.

ManhattanWest's commitment to the three principals of Time, Social and Health extends through all areas of the development, and are brought to life via a variety of additional life-enhancing features, including: Guest Units for out-of-town visitors; a hybrid gathering place for the community (a coffee house by day which becomes a wine bar by night); four specialty gardens featuring varied flora and fauna tied together by a 1000 foot parkway, a private theater, and stylish private dining rooms on the ninth floor of the Element House.

Other distinctive elements of the property include:

  • Union Square Shops - A set of useful shops within walking distance, planned to include food, sundries, pharmacy, and other offerings.
  • Barbeque Pavilion - A pavilion packed with grills, refrigerators, overhead fans, and fun seating draws people together for barbeques and social interaction.
  • Art Gallery/Performance Amphitheater - ManhattanWest's Union Square will include a revolving art display, as well as a powered stage designed for outdoor performances, surrounded by a grassy amphitheater.
  • Fitness Center - More than 7000 square feet of state-of-the art fitness equipment and services, including elliptical trainers, treatment rooms, free weights, and more.
  • Sky Lounge - Element House's ninth floor lounge offers rooftop pools, vine-covered trellises, and an expansive lounge all with a stunning northeast view that takes in the entire Las Vegas Valley.

These attributes define ManhattanWest's philosophy and commitment to deliver a new type of condominium development. "ManhattanWest is being built with the goal of creating a better community," adds Edelstein. "As Las Vegas continues to grow and expand outwards, I think it is critical that people come home to a place where they feel part of a neighborhood, and have services readily available which can enhance their quality of life."
